What is a Summary Site Inspection?



A summary site inspection is just that! a full inspection with only a summary report with photos. Another way of cutting costs for investors, buyers and sellers that own multiple properties. The inspector makes all notes then forwards a summary report to the customer with photos. This inspection does not come with any warranties, RecallChek or discounts.
After the inspection is done, the customer and the inspector go over the findings verbally and the inspector then writes up the summary report and forwards it to the customer within 24 hours. The customer handles the potential defects from that point. There is only a summary report and with photos. In some cases Accent could save the client upwards of $200.00 with a summary site inspection.

If you only need a summary report, we can reduce the cost of an inspection, explain safety & function concerns, and give a one-on-one, IN-PERSON learning experience on successful home ownership. We look at the same systems of the house as we do during our Gold Package Inspection, and encourage you to take notes and photos as well.  In all cases, a licensed roofer should evaluate any roof that is over 7 years old, and a licensed HVAC tech should evaluate the Heat Exchanger of any combustion furnace or appliance, prior to closing.

A thorough home inspection will include the following:

·         Heating and Cooling Systems: Furnace, Filters, Ductwork, Air Conditioner & Lines, other visible related HVAC components

·         Attics: Insulation, Ventilation, Rafters, Joists and Framing, Trusses, Wiring Attachments, other visible related items

·         Electrical Systems: Service Entry and Clearances, Service Panel, Switches and Outlets, Visible Wiring and Junction Boxes, Grounding System, other related electrical components

·         Kitchen: Countertops, Cabinets, Garbage Disposals, Dishwashers, Ranges, Sinks, Faucets, Ovens, Stove, other visible related items
