What is a Limited Site Consultation?

A Limited Site Consultation is just that! No reports, just the facts.


Many investors, buyers and sellers own multiple properties. To get the best value from an inspection, the customer walks with the inspector throughout the entire inspection. The customer takes notes on the findings from the inspector while the inspection is being performed. After the inspection is done, the customer and the inspector go over the findings verbally and the customer handles the potential defects from that point. There is no physical report, no warranties, no discounts or specials and no RecallChek. In some cases the L.S.C. could save the customer upwards of $200.00 just for their involvement.

If you do not need a written report (ask your agent), we can reduce the cost of an inspection, explain safety & function concerns, and give a one-on-one, IN-PERSON learning experience on successful home ownership. We look at the same systems of the house as we do during our Gold Package Inspection, and encourage you to take notes and photos.  In all cases, a licensed roofer should evaluate any roof that is over 7 years old, and a licensed HVAC tech should evaluate the Heat Exchanger of any combustion furnace or appliance, prior to closing.

A thorough home inspection will include the following:

·         Interior: Walls, Ceilings, Windows, Doors, Stairs, Fireplaces, Closets

·         Garages: Openers, Floors, Garage Doors, Walls, Ceiling, Cabinets, Shelving

·         Heating and Cooling Systems: Furnace, Filters, Ductwork, Air Conditioner & Lines, other visible related HVAC components

·         Attics: Insulation, Ventilation, Rafters, Joists and Framing, Trusses, Wiring Attachments, other visible related items

·         Electrical Systems: Service Entry and Clearances, Service Panel, Switches and Outlets, Visible Wiring and Junction Boxes, Grounding System, other related electrical components
